What the AI adds to a Deeds Office document
Every document we return is the real registered record, retrieved from the Deeds Office. Nothing is generated, summarised away or replaced. The AI layer sits on top of the document: it reads every endorsement and condition registered against the property and turns the formal text into a line a non-conveyancer can act on.
A servitude clause that reads “subject to a perpetual right of way in favour of the owner of Erf 1234 over the north-eastern boundary” becomes: a neighbour has a permanent legal right to cross the north-eastern edge of this property, and it cannot be built over or fenced off.
The two AI reports
The Title Deed Copy AND Summary Report is the deed itself plus a plain-English summary of every servitude, condition and restriction on it, with the practical effect of each one. It costs R785.00.
The AI Detailed Property Report is the fuller analysis: ownership history and gaps, mineral rights status, servitudes and restrictive covenants, and the endorsements that most often affect a purchase decision. It costs R1,999.00.
What it is for
Due diligence before an offer, mostly. The conditions that cost money after transfer — a right of way across the driveway, a building line that rules out the extension, a title condition that limits what the property may be used for — are all on the deed before the sale, in language most buyers skip. Conveyancers use the reports as a first pass; buyers use them to know what to ask their conveyancer about.
What it is not
It is not legal advice, and it does not replace a conveyancer. It is a reading of a public document, produced quickly, so that the person paying for the property understands what is registered against it. Anything with legal consequences should be confirmed with an attorney.

Is the original document included?
Yes. Both reports include the actual Deeds Office document. The AI summary is delivered alongside it, never instead of it, so you can check every statement against the source.
How long does an AI report take?
The AI Detailed Property Report takes Usually 1 Working Day. The Title Deed Copy AND Summary Report follows the turnaround of the underlying deed retrieval, which is 1 to 10 Working Days depending on the Deeds Office and whether the deed has to be scanned from microfilm.
Which properties can you produce a report for?
Any property registered in a South African deeds registry — all 11 of them, including sectional title units and farm portions. If the deed exists on the register, it can be retrieved and read.
